2-bedroom sweet spot.

I mapped buyer demand for Brickell 2-bedroom condos across every price point — where active buyers are actually searching and saving listings. Unlike a single sharp cliff, this market slopes down in steps — and there’s one band where pricing up costs you almost nothing.

To build the picture below, I pulled buyer-demand readings for Brickell 2-bedroom units at a wide range of price points and combined them into a single curve. Where the same price showed up in more than one reading, the numbers lined up almost exactly — which is part of why I trust the shape here. It isn’t one noisy snapshot; it’s the same story told over and over.

The market is heavily front-loaded. Under $600K, each price point draws roughly 130 to 176 saved searches — by far the deepest pool of buyers, around two times the demand at $800K and four to five times the demand at $1.2M. For a 2-bedroom in Brickell, most of the market lives below $600K.

From there, demand doesn’t fall in one drop — it descends in three distinct steps. The first is right at $600K: cross it and demand falls from about 128 to 93, roughly a quarter of your buyers gone. The second comes around $1.2M, where it slips from about 50 to 40 and keeps grinding down through the $1.3M–$1.6M range. And the third is the steepest of all — above about $2.6M, a Brickell 2-bedroom nearly runs out of buyers entirely, settling into single digits.

But the most useful finding sits in the middle. Between roughly $800K and $1.1M, demand barely moves — it hovers around 57 to 71 the entire way. In plain terms, a Brickell 2-bedroom priced at $850K and one priced at $1.1M draw almost the same number of buyers. That’s rare, and it’s valuable: within that band, you have real room to price toward the top without thinning your audience.

What this means if you’re selling

Know which step you’re standing on. If your unit lands in the $800K–$1.1M plateau, you can price with confidence toward the upper end of that band — the buyer pool holds. But if you’re flirting with the $600K or $1.2M thresholds, a small move in the wrong direction can quietly cut your audience by a quarter. And above $2.6M, a 2-bedroom is competing for a very thin slice of the market — those buyers almost always want a third bedroom, so condition, view, and pricing have to do extraordinary work.

What this means if you’re buying

The competition you face depends entirely on price. Under $600K you’re up against the densest pool of buyers in the building — expect speed and competition. Push above $1.6M and the field thins quickly, which means more negotiating room and more time to decide. The higher you go, the more leverage you have.

For sellers

The $800K–$1.1M band is your friend — demand holds flat, so price toward the top. Watch the $600K and $1.2M thresholds.

For buyers

Under $600K is a fight; above $1.6M the field thins fast and your leverage grows.

One honest caveat worth stating plainly: this data measures buyer interest — searches and saved listings — not closed sales. But interest is the leading edge of a market. It’s where pricing strategy begins, well before a single offer is written.
